Here is everything you need to know before booking with us.

Bankside Cottage, Milldale – Booking Contract
These terms and conditions (the “Booking Contract”) is between and shall bind us, the property owners (we) and the holidaymaker(s) (you) who book our property (Bankside Cottage directly or banksidecottage.com. Each such booking is referred to in the Booking Contract as a “Booking”. References to “you” or “your” are references to the person making the booking and all members of the holiday party.

Any Booking is subject to the Booking Contract. This Booking Contract and our confirmation email contain the entire agreement between us and you and forms the basis of your agreement with us so please read them carefully. Nothing in this Booking Contract affects your usual statutory rights.

Bankside Cottage, Milldale – Booking Contract

These terms and conditions (the “Booking Contract”) are between and shall bind us, the property owners (we) and the booker (you) who book our property, Bankside Cottage directly (on banksidecottage.com). Each such booking is referred to in the Booking Contract as a “Booking”. References to “you” or “your” are references to the person making the booking who will be deemed to be acting on behalf of all members of the holiday party.

Any Booking is subject to the Booking Contract. This Booking Contract and our confirmation email contain the entire agreement between us and forms the basis of your agreement, so please read them carefully. Nothing in this Booking Contract affects your statutory rights.

Making your Booking:
To confirm your booking simply click on the dates chosen on the booking calendar. A 25% deposit is required, with the remainder of the balance payable six weeks prior to your arrival. If the booking is made 6 weeks before your arrival, full payment will be required at the time of the booking. We will send you a link and you can pay online via credit or debit card. Once your deposit has been paid you will receive confirmation by email. We will send you helpful email reminders of payment dates and provide you with lots of information to help you enjoy your stay at Bankside Cottage and explore the Peak District. Failure to pay the balance of rental charges, or failure to allow us to take the balance by credit card by the due date (40 days prior to arrival), will result in us treating the property as available for re-booking. No reminders are sent out.

A security deposit of £250 plus cleaning fee if applicable (and/or any other costs and fees) will be securely held on a by Pre-Authorised credit/debit card to act as a damage deposit. We reserve the right to charge for any damage or breakages and you will be notified within (7) days in writing. The Security/Damage deposit will be held for 7 days after your stay and cancelled if no damage has occurred (note: we will not charge you for the odd glass or plate).

In the event that any balance required from you is not paid in accordance with the timeframes agreed and/or set out in the Cancellation Policy; or you do not arrive at the property within 24 hours of your arrival time without notifying us, then we shall be entitled to treat your Booking as being cancelled by you and the Cancellation Policy shall apply.


Guest cancellation policy:

If you cancel or amend your Booking

We offer a Flexible Cancellation policy when booking your holiday at Bankside Cottage. Bookings cancelled up to 14 days before check-in date, will receive 75% of the costs you have paid. Cancellations made less than 14 days prior to the check-in date will not be eligible for a refund unless we are able to re-let the dates, in which case we will refund you up to 75% or part of the sum you have paid, depending on the value of the replacement booking.

We advise you take out your own travel insurance for UK holidays which covers booking cancellations.  If you choose not to then you accept responsibility for any loss that you may incur due to your cancellation.<

Cancellations must be notified to and received by us in writing preferably by email and once received we will confirm and process your cancellation.

In the event of a National Lockdown or either the cottage location or the address supplied on the booking form being placed in a Tier that has a “Do Not Travel” Government Directive, all costs paid will be refunded. 


Postponing your stay:

If you need to cancel or amend your Booking you must write to us, call us or email us as soon as possible. A cancellation or amendment will not take effect until we receive confirmation from you.

To avoid the complications and costs of cancelling should you have to, we will be pleased to discuss postponing your stay. Please contact us to discuss flexible arrangements.


If we cancel or amend your booking
:

Under normal circumstances, we would not expect to have to make any changes to your booking once it is agreed between you and us, but sometimes problems occur and we do have to make alterations or, very occasionally cancel bookings. If we cancel your Booking, we will refund you any payments and fees you have already paid to us. However, we will not be liable to refund you for any fees you may have paid to any third party in connection with your holiday (including, without limitation, fees for travel, entertainment, activities or insurance). 



Cancellation by us for reasons beyond our control (“Force Majeure”)

We won’t be deemed to be in breach of this Contract, or otherwise liable to you, by reason of any delay in performance or non-performance of any of our obligations in this Contract to the extent that such delay or non-performance is caused by circumstances beyond our reasonable control (for example if access to and use of our property is prevented by fire, flood, exceptional weather conditions, epidemics, pandemics, destruction/damage, internet or other communications failure, blocked roads, war/terrorism, nuclear/radioactive disaster affecting us or our property) (these are sometimes referred to as “Force Majeure Events”) If for any reason beyond our control were forced to cancel your Booking (or bring it to an end early) due to a Force Majeure Event affecting us or our property we will refund you the full amount of your remaining lodging costs based on the time of your Booking remaining. This will be the full extent of our liability and no additional compensation, expenses or costs (such as travel or replacement lodging costs) will be payable.


The Property
:

You can arrive at the Property after the time specified by us on the Arrival Date for your holiday and you must leave by the time specified by us on the departure date we give you. We will let you know these times in writing in advance of your stay. If your arrival will be delayed, you must contact the person whose details are given on the booking confirmation by email.


Your obligations:

You agree to comply with the regulations set out in any property manual which will be provided at the Property and any other regulations reasonably specified by us from time to time and ensure that they are observed by all members of your party.

We ask guests to agree to respect and look after your accommodation at the commencement of the holiday and ask you to leave the property clean and tidy at the end of your stay, including leaving items such as kitchen equipment, crockery and glasses clean and good condition. You agree not to use the cottage electric to charge an electric car. A list of local charging points in the area is provided in the information pack. 

Please let us know as soon as possible of any damage or breakages so we can repair or replace them before new guests arrive. Any unexpected/additional cleaning required, may incur an additional charge. It will be at the Owner’s discretion and we reserve the right to charge for any damage or breakages and you will be notified within (7) days in writing. (we will not charge you for the odd glass or plate).

You agree to allow us or any representative of ours access to the Property at any reasonable time during your stay We will only request access to the property in case of emergency for essential repairs, e.g., water leaks electrical faults. 

You agree to accept that the responsibility for personal property of guests occupying the accommodation is solely theirs or if any accident mishap to persons or property whilst on the premises or engaged in any activity therein, or from illness or injury arising from any causes whatso ever.

If you leave any property behind, we will use reasonable endeavours to return it to you, although we reserve the right to charge you in advance for any reasonable postal or courier costs. Unclaimed property will be disposed after (3) months.

You agree to use the Property solely for its intended purpose as self-catering accommodation and to accept the Owner’s right to refuse to hand over the Property to any person deemed unsuitable to take charge. Causing a nuisance or disturbance to neighbours or neighbouring properties or unreasonable behaviour or disruption may result in the us requesting you to leave.


Pets:

Please inform us either when booking your stay or by an email if you would like to bring a dog. We allow maximum of (2) dogs at the property. There is an additional charge of £15 per dog per week or part week to cover the cost of extra cleaning and we would respectfully ask that the dogs are not allowed on the sofa’s or upstairs in the bedrooms.

We ask owners to keep their dogs under control at all time while in or at the property and any fouling to be cleared up without delay. We ask if possible, to bring the dogs bed or basket for sleeping in.

We ask for the not be left alone in or at the Property at any time. You will be liable for any damage caused by your and any Holidaymakers’ dogs.

Any Holiday guest that has an allergy to dogs, please be aware that the Owners cannot accept responsibility for any suffering which may occur as a result of such animals been present in the property. Please ensure that your pets are free from parasites and fleas before they occupy the Property.

You cannot allow more people to stay in the Property than expressly authorised, nor can you, without our written agreement, significantly change the makeup of the party during your stay in the Property, nor can you take your pet into the Property unless permitted by us in writing in advance. If you do so, we can refuse to hand over the Property to you, or we can require you to leave the property.

We will treat any of these circumstances as a cancellation of the Booking by you and we shall be under no obligation to refund you for any fees already paid to us in those circumstances. Any refund will be at our sole discretion.


Complaints:

Every effort has been made to ensure that you have an enjoyable and memorable holiday. If, however, you have any cause for complaint it is important that remedial action is taken as soon as possible.

It is essential that you contact us if any problem arises so that it can be speedily resolved. It is often extremely difficult (and sometimes impossible) to resolve problems properly unless we are promptly notified. Discussion of any criticisms with us whilst you are in residence at the Property will usually enable any shortcomings to be rectified straightaway. In particular, complaints of a transient nature (for example, regarding preparation or heating of the Property) cannot possibly be investigated unless registered whilst you are in residence at the Property.

If any complaint cannot be resolved during your holiday, you must write to us or email us with full details within 28 days of the end of your Booking.


Limit of Liability:

Our maximum liability for losses you suffer as a result of us acting in breach of this Booking Contract is strictly limited to the amounts received by us in relation to your Booking. We shall not be liable for any losses which are not a foreseeable consequence of us breaching this Booking Contract. Losses are foreseeable where they could be contemplated by you and us at the time your Booking is confirmed by us. We will not be in breach of this Booking Contract, or otherwise liable for any failure or delay in performance, arising from any circumstances beyond our reasonable control including, without limitation, flood, fire, explosion or accident.
